The Body Corporate will charge monthly levies payable by each and every owner in and to a Sectional Title Scheme.
These levies are used by the Body Corporate (usually by the Trustees and/or Body Corporate Managers of the Scheme) to attend to the financial obligations of the Scheme and the day-to-day operation costs of same.
Levies are charged separately by the Body Corporate and do not form part of the monthly rates billed and payable to the local Municipality.
It is therefore essential that potential purchasers enquire into the total amount for monthly levies charged, possible special levies payable and any other contributions levied by the Body Corporate on a monthly basis (i.e. water or other service charges etc.).
The monthly levy must be taken into account when a potential purchaser is calculating their monthly affordability before making an offer.
